Unique, multifloor property with fun nooks and crannies close to heart of action in city center was a memorable vacation spot for the family. Nice mountain views just steps from the main Cathedral. Small pool, ample cactus collection and Itza the Cat were added treats. Nice audio options downstairs and range of unique bedroom, plus a swanky tasting room with leather seats. Friendly and helpful onsite staff and proactive communication from owner only added to the kid friendly experience. Will be hard to top.

The house exceeded expectations. It was beautiful and interesting while still being very comfortable. The plantings at the house are incredible. The house keepers keep the place spotless and are a great source for local knowledge. The location was perfect, out of the busy center but only by a few blocks. It is the kind of house you wish you never had to leave. Check in and check out were seamless and Todd was easy to communicate with throughout the whole process. The pool was too cold for swimming (at least for us!) but it was so pretty. All together, the best Airbnb experience I've had.

My family and I stayed at Todd's house. It was even lovelier than the photos showed!! Truly exquisite and filled with interesting artwork and gorgeous pots of cacti and succulents, yet comfortable and spacious. The house was immaculate--clean, crisp and not a dustball in sight!! The kitchen offered us 3 different coffee makers--French press, drip coffee maker and an espresso coffee machine, so we all got to enjoy the delicious Oaxacan coffee. Our host, Todd, was extremely responsive and helpful. I have nothing negative to report; the house exceeded our expectations. I would highly recommend it to anyone seeking interesting, comfortable lodging in Oaxaca that is within walking distances of major areas of interest in the city.

Todd is super responsive and sensitive to our needs and requests. The house is very well appointed, laid out, well stocked, comfortable, and gorgeous. Caretakers are very quiet and unobtrusive. Pool is a huge bonus for those hot afternoons and a vert nice refreshing reset before the next round in the evening. Each of the bedrooms are very private, open up to cool refreshing outdoor air, and have their own bathroom. Several cozy rooms and deck/palapa places to hang out by yourself or with friends and family. Would definitely stay again.

Casa Almaviva was an absolutely gorgeous home, with cactuses and an open air pool welcoming us every afternoon when we took refuge from the Oaxaca heat. Todd was extremely helpful and communicative and the location can't be beat-- five minutes walk from lots of the best Oaxacan sights, bars, and restaurants. We loved our stay and would absolutely come back!

What a beautiful home! The location is first class, right behind the etnobotanical garden and a short walk from Santo Domingo church. It's great to cool down in the pool and have a drink on the roof during sunset. Todd is very responsive and the house has character with great decorations. My mother and I had a wonderful time.

The cactus garden house is incredible! Felt like we were staying in an issue of Architectural Digest. Everything we needed and more. Loved the rooftop views and plants. The location is superb and there is a very modern mall with shops, a grocery store, and restaurants 2 blocks away. We loved our time in this home!!!

A large and beautiful oasis centrally located in the bustling streets of Oaxaca. Todd’s place offered plenty of space to play, gather, and read a book. The rooftop cactus garden had views of the ethnobotanical garden and the Guelaguetza Auditorium. All the rooms were comfortable. The swimming pool is cute to dip one’s feet – not heated, but that was ok since it was around 88˚F during most of our stay. Each room had a fan that worked pretty well during the warm nights. The Teresas – the women who care for the house – were very kind and helpful. We checked-in with them daily and got to practice our Spanish! They kept the place IMMACULATE! Coming back from the shops and restaurants we were greeted by Itza, the beautiful cat who guards the house. You can open the cat door to your room if you want her to sleep next to you. Don’t worry, she’s super chill and clean. One of the best-smelling cats I’ve met 😊. Not a day went by without us relishing this beautifully designed and charming house.

This villa is beyond beautiful. The views and top balcony are breathtaking. My husband and I visited for a wedding and our only regret was not spending more time just relaxing at the villa. The market place and Santo Domingo Church is literally a block away. Itza, the house cat, was lovely to be around as well. We loved visiting Mexico and returning to our family roots/heritage. We will definitely be back soon.

Todd is running a first-class operation! The communication process was extremely user-friendly, with all of his responses prompt, courteous and easy to understand. Tere and Teresita, the staff, were so lovely, welcoming and attentive. The property itself is spacious, clean and offers a number of amenities and areas/spaces to enjoy. I particulary enjoyed the upper master bedroom with a lofted bedroom area and direct access to the upper roof deck areas. I enjoyed a few quick dips in the plunge pool and the opportunity to do some light exercise on the roof decks, while being supervised by the house cat! Todd also had an amazing offering and selection of his own Mezcals, along with other premium beer, wine, spirits, all of which was explained in great detail and transparent. I did not take advantage, but Todd also offered the opportunity to have the house stocked with food/goods, upon arrival. The location was great and I was able to easily stroll throughout the area and enjoy food, shops and other cultural sights such as the Templo Santo Domingo and the Botanical Gardens. I very much look forward to return to this property and Todd’s other property in Mexico...highly recommend!

Casa Almaviva is the perfect place to stay in Oaxaca. Very near from central lively district but just apart hustle, in very beautiful surroundings of jardin etnobotanico. The house is very modern, equipped with all the comforts and an amazing design. You can live outside, in a beautiful garden, while remaining protected from street noise. It is very pleasant to live in for a family of 6. And the hosts are very welcoming and helpful. We enjoyed every hour of our stay there during Guelaguetza fiesta. It’s an incredible home in a wonderful city.

Todd’s place in Oaxaca is incredible. We were the first guests here, and were blown away by every part of it. The location couldn’t be more central, the architecture is beautiful (the bedroom view!!!), and the crew that runs the home are extremely kind and thoughtful. The plants are gorgeous- the gardener of the botanic garden across the street maintains it- and you feel like you’ve found an escape on every level of the home. Couldn’t recommend enough.
